Henry Emeric was the son of pioneer French emigrant Joseph Emeric, a successful merchant in Boston before his business failed, and he came to San Francisco in 1849 with only a dollar in his pocket. His business ventures on the west coast proved more successful, and he soon was able to purchase large portions of the Rancho San Pablo, which brought the inevitable lawsuits which carried over to his son after Joseph's death. With ink name of T.H. Hittell to top of front cover - Theodore Hittell was a noted historian and lawyer who was involved in the case. OCLC/WorldCat lists only four copies, at UCLA, UC Berkeley, the California State Library, and the Society of California Pioneers.
